INSPIRE BUILD GUARANTEE

Build first.
Pay as we progress.

A clearer payment structure, protection through the build, and aftercare for the years ahead.

For eligible Inspire Homes builds. Your signed contract, issued guarantee certificate and separate insurance policy set the protection for your home.

THREE STAGES OF PROTECTION

Deposit. Completion.
Aftercare.

01 · DEPOSIT

Nothing upfront
to the builder.

No deposit, design fee, consent fee or procurement payment to the builder before physical construction starts on your site. Then you pay as agreed milestones are substantially completed.

This relates to builder payments. Land purchase deposits and your lender’s equity requirements are separate.

02 · COMPLETION

A commitment
to finish.

If a qualifying builder default prevents completion, Inspire Build Guarantee Limited arranges and funds completion of the agreed work through to the code compliance certificate.

Eligible completion costs have no percentage or dollar cap. This is an Inspire group contractual guarantee. Its ability to pay depends on the guarantor’s resources and supporting security.

03 · AFTERCARE

Ten years.
Separate insurance.

Building warranty insurance through Stamford provides two years of defects cover, followed by eight years for major defects, including the waterproof envelope, under the policy issued for your home.

Issued on behalf of certain underwriters at Lloyd’s of London. Subject to acceptance, policy terms, exclusions, excess and limits.

The completion guarantee and Stamford insurance are separate protections. Stamford insurance does not cover the completion of unfinished building work.

A CLEARER WAY TO PAY

Progress on site.
Then progress payments.

Your signed building contract sets the payment milestones. Your first payment is due only after the first agreed construction milestone is substantially completed.

You can review the schedule with your lender or adviser before you commit.

What a milestone schedule can look like

  1. Foundations and slab
  2. Framing
  3. Roof and exterior enclosure
  4. Services, linings and fit-out
  5. Practical completion

Examples only. Your contract sets the actual stages. Minor unfinished items do not automatically delay payment for an otherwise substantially completed stage.

UNDERSTAND THE BACKING

Clear promises.
Clear boundaries.

The completion guarantee is given by Inspire Build Guarantee Limited, a separate company within the Inspire group. It is not independent insurance or a bank guarantee.

The terms describe supporting security of up to $2.5 million from Inspire Property Management Limited. That supports the guarantor as a whole; it is not a cash reserve or a per-home insurance limit. A financial security verification statement is available on request.

If the builder cannot finish

The guarantee addresses serious qualifying defaults such as insolvency, abandonment or serious breach preventing completion. Ordinary disputes and temporary delays do not qualify by themselves.

You continue paying the remaining contract amount into an independent completion trust account as work progresses. Provided you have paid only amounts properly due, you do not pay more than the contract price for the agreed work.

Upgrades, unapproved variations and holding costs such as rent, accommodation or extra interest are excluded. Rental income and investment returns are not insured by this guarantee.

A FEW GOOD QUESTIONS

Know where
you stand.

When does my guarantee start?

Applying does not create cover. Inspire Build Guarantee Limited must accept the application and issue a numbered certificate. The guarantee starts on the date shown and normally runs until the code compliance certificate is issued.

Does every home qualify?

Eligibility must be confirmed for your build. Multi-unit developments, renovations, unusual designs and related-party ownership require express written approval under the terms. Ask the team to check the structure of a home & income build before relying on cover.

How does Stamford aftercare work?

The premium is included in the build price. Cover is measured from practical completion, with the policy issued once the required completion documents and code compliance certificate are provided. During the first two years, contact your builder about a defect first, then Stamford if it remains unresolved. For major defects in years three to ten, contact Stamford directly. The issued policy governs the cover.

Stamford must accept the home. If it does not, the guarantee terms require the team to seek equivalent insurance for your approval, or notify you in writing if none can reasonably be obtained.

What if I need to make a completion claim?

Notify the guarantor in writing within 30 calendar days of learning of a qualifying default, using the contact details and number on your certificate. The terms provide for acknowledgement within five working days and a decision within 20 working days of a complete claim, with a reasoned extension of up to ten working days.

Following acceptance, a replacement builder is appointed within 60 working days, or a cash settlement may be agreed. This is not a promise to finish the home within 60 days. The full terms set out the process.

What happens if I sell, or already have a guarantee?

Before the code compliance certificate is issued, the completion guarantee can transfer if the buyer takes over the building contract and both parties notify the guarantor in writing. A Stamford policy has its own transfer process and administration fee.

Existing guarantees do not change automatically. If your home already has Master Build or another form of cover, ask the team and your adviser to review the documents that apply to you before making any change.
